Everyone wants to have a clean smelling house. There are so many things that can make the house have a foul or odd odor that keeping it smelling nice takes action. Smoke from tobacco, pets and food odors all can cause the house to smell foul.

Eliminating odors and replacing them with nice smells is a subjective task. Some people like the smell of cleaners while others prefer to smell the perfumed scent of candles. No matter what smell is preferred; there are ways to make the house smell better.

Options for Odors

1. Simmer spices and fruit on the stove in a saucepan. The choice of spices is up to the individual. Some combinations that smell nice include cinnamon with apples; cloves and cinnamon and more.
2. Burn scented candles in each room. These are available in many scents and decorative containers. Be sure to extinguish flames when leaving the house.
3. Burn non-scented candles. They will remove odors from the air without adding scents to the air.
4. Use carpet deodorizing powders on carpets and upholstery. Make sure to vacuum the powder up from the upholstery.  Baking soda is a great alternative if a scent is not desired.
5. Open all the windows in the house and allow the fresh air to flow through. This will circulate the fresh clean air throughout the house.
6. Place potpourri in decorative containers and set out around the house. Also make sachets of potpourri and put in drawers to keep them fresh.
7. To keep microwave ovens smelling fresh and clean place a lemon in a bowl of water. Microwave on high for 4-6 minutes to allow the water to come to a boil. Let sit in the microwave for 10-15 minutes. The microwave will smell fresh and clean.
8. Purchase air freshener units that are on a timer. These units release a burst of air freshener into the air at preset intervals. Most of these units are small and can be set to one of three times. Various scents are available. These are available at the grocery store or in local discount stores like Wal-Mart.
9. Incense is not just a thing of the past. Incense and incense burners can be found in many discount stores or local neighborhood shops. Like candles and other home fragrance options, incense comes in a variety of scents.
10. Clean. If having perfumed scents around the house is not desired then steps must be taken to keep the house as clean as possible. Keep pets and their sleep areas clean, disinfect microwaves and ovens to eliminate odors and keep baking soda handy for an unscented cleaner.

Home odors are bound to happen. Cooking food alone can smell up a house. Fish is one of the worst culprits, and then there are animals, everyday life and more to contend with. A clean smelling house is an inviting smell that family and friends will notice as soon as they step inside.

The most dreaded task in an accounting position is debt collection. Regardless of how hard a company tries to deal with only paying customers the day will come when they will need to collect a debt from someone. Coercing someone into paying their debt is an aggravating process that can quickly escalate into a time consuming problem. There are some measures that can be attempted, however, some customers refuse all efforts and must be dealt with through legal channels.

There are a few basics to keep in mind. Don’t ignore a debt that is past due. Typically, if a debt is 6 months in arrears, chances are good that only 50% or even less will be collected. After a year that drops to 25%. The more time that passes the more the debtor is going to chance not paying the monies and will even argue that they are not legitimate.

There are three methods to collecting the debt: in-house, hire a collection agency, or take legal action.

In-House Effort

Early in the efforts to collect the debt, the best bet is to try to collect it in-house. Call the debtor. Be firm and don’t waiver. Keep records of all calls, including date, time and summary of conversation. If legal action is ever pursued, these records will be important.

Depending on the nature of the business, the amount of debt, and the person who owes the debt, it might be possible to come to an agreement on payment terms or a reduction in amount owed if paid immediately. This should not be an option offered in the initial phone call or the debtor might think that holding out will get them a further reduction.

Finally, send a 10 day demand letter stating that legal action will be pursued if there is not a reply within 10 days. Send the letter via registered mail and keep a copy for office records.

If all in-house efforts fail, move on to one of the following two methods.

Collection Agencies

Depending on the size of the debt and the amount of time spent trying to collect the debt, a collection agency could be the best answer. These companies don’t get paid unless they collect the debt so they are highly motivated.

If a collection agency is used, make sure they follow state and federal laws governing contacting clients at odd hours. Most collection agencies follow the law, however, there are some that are unscrupulous and go to any lengths to collect the funds.

Legal Action

Another option is to take legal action. The client can be taken to small claims court or a lawyer can be hired to pursue the debt. This is usually the last course of action taken to collect a debt.

Companies have every right to be paid what is owed to them. Most people and businesses pay their debts; however, there are mitigating factors that  can cause some to fall behind and need more motivation to pay. Start with in-house attempts and if those fail to yield results consider either an attorney or a collection agency to collect what is owed.
